Housing market indicators
A dashboard of housing market indicators is provided to help local authorities give effect to requirements under the National Policy Statement on Urban Development (NPS-UD), particularly Subpart 3 - Evidence-based decision making and Subpart 5 - Housing and Business Development Capacity Assessment (HBA).
Market indicators on the urban development dashboard include:
- residential building consents compared to changes in household numbers
- dwelling sales prices
- dwelling rents
- the ratio of dwelling sales prices to rents
- dwelling sales volumes as a percentage of total residential stock
- land value as a percentage of capital value
- the Housing Affordability Measure (HAM)
The indicators have been aggregated quarterly by census area unit, ward and territorial authority using 2013 Stats NZ geographical areas.
About the data
The data is drawn from:
- data purchased from Corelogic on housing sales, rating valuations, and property attribute
- the Tenancy Services’ tenancy bond database
- Stats NZ
Data is scheduled to be refreshed after quarter-end, once third party data is available.

We've made all TA level data available in a single file, along with Bedroom count data, documentation; and algorithm source code information is also available for download.
The data is under a Creative Commons licence. This means you can use the data free of charge to perform your own analysis. However, you must credit Te Tūāpapa Kura Kāinga - Ministry of Housing and Urban Development as the source of the data.
